That doesn't really seem to be the case anymore. In almost all transfers that get reported on there seems to be personal terms agreed first and the details of the deal get sorted last.
Also, I'd imagine that in this case Chelsea are happy for us to speak to him, but the final settlement needs to be signed off before it can all be completed.

'personal terms agreed first' agreed, but that doesn't mean the owning club has'nt given permission. Why would you expend time, resource and expense only to be told, once it is all agreed, that the club won't sell?
So much of transfer are through agents, I'm sure that personal terms getting agreed early means the agents have been given permission to speak to the club while the club are agreeing a fee
Because if the club spend 3 weeks negotiating only for personal terms to get nowhere....neither club wins
So it makes sense they are done in tandem so the move doesn't stall at the club or personal term stage once one side has spent time negotiating

Yep, agreed, we need a left back. But as with Broja and Onana, our LB targets will be subject to bids and negotiations. Lingard should be able to be done quicker as he's free and, supposedly, finally made up his mind.
I would be surprised if he didn't know. He must have played in front of it several times, has played for West Ham and must know something about the club's history and the Boleyn Ground.
As Lingard didn’t break into the Utd side until 2015/16 season there’s a chance he never played at the Boleyn ground unless Nobes filled him in with the folklore. He could just be teasing between us (chicken run) and Spurs (cockerel) to keep people guessing. I would say that Spurs would have the edge on us at the moment for European football but would he get regular first team games.

Yes, he probably should! But I don't think it's used as much outside of West Ham circles as it once would've been and the only thing Lingard ever seems to show interest in is his social media. Just saying it could be a coincidence and not a hint about his move (but hopefully it is)
Whitehorse I doubt he would have played in front of it several times. We’d moved before he became a regular. 2015/16 was his first full season for Utd.
I didn't realise he only broke into the first team 2015/16. Hoping that Mark Noble spent hours talking to him about playing at the Boleyn in front of the Chicken Run on long journeys to Newcastle or Liverpool.
Obviously a lot to do still, officially only the three so far but it's looming promising
Think Lingard will be a fantastic addition but not a hugely pressing concern, but he's improves the first XI imo
Broja I like, and I like we've already started talks with Scammacca as Broja could fall apart....we are often too slow to react whe our primary target can't be signed
Raum I'd love, tbf I'd like either Kostic and Sosa as well but think they're more LWB instead of LB....so if we can get Raum it would be amazing, but it'll be tricky

Not sure we are miles apart on the Onana fee. We've submitted a third bid of around €35m and it hasn't been turned down out of hand. Considering they only paid €7m last summer we must be getting close to a figure they want. Let's hope so.

Would be very unlike West Ham to get three deals done in a week this early in a window, as was being suggested earlier.
Lingard would appear to be the easiest one to complete. Still think that'll be the next one announced.
So he's either a fan of a Moss Side chicken outlet, or he's giving another subtle clue about his next club.
